The real East Coast WFH Plan

Which condominiums in Districts 14,15,16 have good provisions of study rooms to create that productive home office or classroom?

What is commonly referred to as the East Coast of Singapore would cover maybe District 14,15,16(Geylang, Eunos to Katong Joo Chiat to Bedok and Marine Parade ), quite different from the electoral GRC boundaries.

Part IV of this series will have us uncover condos in the “real” East Coast with good scoring Study Rooms across 1,2,3 bedroom types from completed projects across Singapore. We omitted the 4 bedders as they would probably have enough rooms and floor area for a more versatile WFH setup. 

We have set certain criteria for the units to feature in these reports: Firstly, these study rooms must achieve the highest score and have more than 20 numbers of the same unit type. This will increase the chances for them to be available in the market should you be looking for one to cope with the “new WFH normal”.

With these criterias, we uncovered 5 units below. Interestingly, 3 of the condos has “water” in their name.

1. Waterbank at Dakota  — Type A1

58sqm. 1 Bedroom & 1 Bathroom. 81 units. Stack 8,13,16,21,24

The study room is between the living space and the master bedroom. It can technically be considered as a 2nd bedroom, able to fit a single bed.

The study room is sizable at approx  Area 5.9sqm (1.8m W x 3.3m L). This is a good size “home office” where you can place a proper work desk with space leftover for a bookshelf or a lounge chair (or a single bed like in the drawing) or you can also place a long table facing the wall to accommodate 2 persons working side by side. The large windows also allow for good natural daylight.

2. Waterfront Gold — Type AS

62sqm. 1 Bedroom & 1 Bathroom. 52 units. Stack 8,9,15,16

The study room accessed through the open kitchen of the unit. It has a connection to a bathroom making it very convenient. It is very sizeable at approx. Area 6.6sqm (1.9m W x 3.5m L). Which can accommodate a long enough table to cater for 2 persons or a desk and a lounge chair/sofa.  Check out the full unit report here.

3. One Amber  — Type C8

129sqm. 3 Bedrooms & 2 Bathrooms. 36 units. Stack 1,27

The study room is located with the bedroom clusters. But also has a wall that is adjacent to the living and dining spaces. It is sizeable at approx. Area 5.3sqm (2m W x 2.7m L). Which can accommodate a long enough table to cater for 2 workstations or a desk with shelving. The walls can also be made of glass to provide a brighter working environment.

4. Waterfront Waves  — Type C

127sqm. 3 Bedrooms & 2 Bathrooms. 27 units. Stack 11,12

The study room is next to the master bedroom. It can potentially be “absorbed” into the master bedroom to become a walk in wardrobe and dresser if the study room is not required. The room is nearly squarish at Approx. Area 5.9sqm (2.2m W x 2.7m L), allowing for an L-shape configuration for 2 desks or a standalone desk with space for a lounge chair and bookshelves. 5. Eco — Type SBc1a(b2)

55sqm. 1 Bedroom & 1 Bathroom. 24 units. Stack 40,41,42,43

The study ‘room’ here is adjacent to the living/dining space and separated by a sliding door system. At approx 5.9 sqm (1.9m W x 3.1m L) and with a full width window, it can become a 2nd bedroom. It is long enough for a 2-workstation desks with space for shelving at the back wall. Or it can be turned into a ‘glass house’ looking home office.

Space for WFH

The WFH phenomenon is looking to stay on to a certain extent after this covid crisis is over. It is perhaps timely to relook at how to reconfigure your existing home to accommodate those work desks or maybe it’s time to look for units which have study rooms.
